mbwtes of the regular orono city council <br />meeting HELD ON JUNE 23,1997 <br />(#6 - #2233 Walter Holzer - Cootimicd) <br />Flint said due to the peculiarity of the principal structure height resulting'in the need for a <br />height variance, he would support the proposal Goetten indicated that this could be said <br />of any variance’ application. Flint responded that the appUcant could increase the size of <br />the home and, thereby, not need the variance for the accessory structure. Jabbour agreed <br />that a 3-step process could be taken to result in the same as what is proposed. Holzer <br />noted that the cost would be a factor in that process. Jabbour said he did not feel the <br />of the ordinance is to prohibit an application of this type. <br />Flint moved, Jabbour seconded, to approve Resolution No. 3916 granting a height <br />'/ariance to allow the accessory structure to increase the maximum height to 30’ where <br />11'6" is required based on the existing residence. Vote: Ayes 2, Nays 1, Goetten. <br />(#7) #2240 JIM WATERS INVESTMENT GROUP, XXXX WILDHURST TRAIL <br />- SKETCH PLAN FOR SAGA HILL <br />Jim Waters presented a handout to Council containing the background information and <br />benefits of his proposed development. <br />Gafifron noted that the sketch plan review is normally performed only at the Planning <br />Commission level but due to the urJqueness of the application including a proposed <br />rezoning, the sketch plan was brought to the Council for direction before formal <br />subdivision application. <br />Gaffron reported that the sketch plan is for property north of the newly acquired Saga <br />Hill park property. Two subdivisions are being proposed, one of which is to the south of <br />the park property. The southerly subdivision includes the Sollner and Soskin properties. <br />The Planning Commission expressed their support of the proposal with a road and cul- <br />de-sac as presented in the sketch plan review in May. <br />The northerly subdivision, which is being presented tonight for sketch plan review, <br />includes the Van Sloun property, the Morgan property, and two lots owned by Sollner. <br />The Van Sloun property is in the two-acre zoning outside the MUSA boundary. TTie <br />western portion of the Morgart property is outside the MUSA in the two-acre zoning <br />■while the eastern portion is in the one-acre LR-IB zoning district and is in the MUSA. <br />The Sollner property is also in the one-acre zone and inside the MUSA boundary. The <br />proposed subdivision would require rezoning and sewering of the properties as noted.
