Minnesota 55323 <br />Re: Wildhurst Trail Site Plat <br />File No. 139-2293 <br />u* * <br />. wO' <br />Dear Mike. <br />Wc have reviewed the preliminary plat prepared for LGA Investment Group on the proposed Wildhurst Trail Site, a <br />fourteen lot (and two ouUots) subdivision of PID Numbers Of -117-23-22-0008.07-117-23-22-0007,07-117-23-22-0017 <br />and 07-117-23-21-(XX)2. located south of County Road 151 in the northwest quarter of Section 7. There are several <br />issues that need to be addressed relative to engineering matters and included with the plan. <br />1. Utilities: The proposed sanitary sewer design appears acceptable from an engineering standpoint. Final plans <br />should show service locations and elevations. Part of the area to be served is outside the current MUSA boundary. <br />2. Streets: We usually discourage islands in cul-de-sacs. A minimum of a 45-foot radius to the face of curb and 110 <br />feet of right-of-way should be provided if islands arc used. Final plans should include a typical street section based <br />on a geotechnical analysis of the site. The driveway for Lot 11 is shown on the shared driveway for Lots 9 and 10. <br />The City Code allows only two units on a shared driveway. <br />3. Grading: The proposed grading plan appears acceptable. Due to the steep topography grading plans for individual <br />lots should be prepared prior to issuance of building permits. Where will the driveway be located for Lot 1 ? There <br />should be some discussion regarding future plans for and proposed access to Outlets A and B. <br />4. Drainage: Storm sewer design should include provisions for controlling runoff at the south end of the site on <br />Wildhurst Trail. Final plans should be submitted to the Minnesota DNR and Minnehaha Creek Watershed District <br />for their review and approval. Storm sewer and ponding and calculations should be included with the final plans. <br />The storm sewer should be designed to minimize velocities at the pond inleL <br />5. Easements: Drainage casements should be provided across all drainage ways and ponding areas. Easements <br />should be provided for any existing utilities within the areas to be vacated. <br />6.
