The granting of such variance will not merely serve as a convenience to the applicant, <br />but is necessary to alleviate demonstrable hardship or difficulty. <br />The variances as proposed would serve as a convenience to the applicant as both the <br />applicant and staff have produced proposals mor^ closely meeting zoning <br />requirements. <br />Issues <br />1.The lot area and width do not meet the zoning district requirements. While it is possible <br />to easily meet side setback requirements, meeting hardcover requirements is more <br />challenging. <br />2.The southwest side lot slopes downhill from the house and proposed garage abruptly, <br />making its location there unfeasible. <br />3.An Oak tree 4' in diameter would need to be removed according to the applicant’s plan <br />which would comply with required setbacks and hardcover. <br />4.The property was granted variances for height, hardcover in the 0’ to 75’ lakeshore <br />setback, side setback, lakeshore setback and average lakeshore setback in 1988 for the <br />remodeling and expansion of the existing house. A provision of the resolution was if the <br />existing structure was entirely razed, the applicant must comply with lakeshore setback, <br />side setback and hardcover requirements in the 0'75’ zone. <br />5.If the requested variances are not granted, the applicant could build a three car garage <br />meeting all zoning requirements, including hardcover, but would require the removal of a <br />significant tree. <br />6..-.e applicant has mentioned in their statement of hardship that they would also like to <br />constn'.ct a retaining wall on the north side of the garage, possibly further adding to <br />hardc.'ver.
