2. The City is to consider requiring both the front and back lot to share a driveway access within <br />the access lot if the Council determines that creating an additional access to the existing <br />street will be a potential safety hazard. <br />Lot 1 currently has an existing house with a circular driveway. The curb cut for outlot A is <br />proposed to be located at least 120' from the southern entrance to the circular driveway. <br />3. Driveways within a back lot shall be located at least 10' from the side or rear lot lines of <br />adjacent lots. <br />The proposed driveway for Lot 2 will be able to be located at least 10' from the side and rear <br />yard of Lot 1 and the adjacent property to the south. <br />4. No more than two residences may be ser\ ed by a driveway located within an access outlot. <br />. Only one residence will be served by outlot A. <br />5. No access lot may be platted abutting an adjacent access outlot except when the intent is to <br />combine the two access outlets for creation of a public or private road meeting City <br />standards. <br />The proposed outlot A is not located next to an access outlot. <br />Screening Requirements <br />1. <br />2. <br />Driveways constructed in access outlets shall be adequately screened by fencing or <br />vegetation at the discretion of the City, at all points to the rear of the required street yard of <br />the front lot, so as to eliminate intrusion of vehicle headlights into the side or rear yard of <br />adjacent lots. <br />The applicants have not submitted a landscaping plan for the outlot. The Planning <br />Commission shall direct the applicant to screen the driveway in the outlot. <br />The street yard of the back lot shall be adequately screened by fencing or vegetation at the <br />discretion of the City, so as to eliminate intrusion of vehicle headlights into the side or rear <br />yards of adjacent lots. <br />The applicants have not submitted a plan indicating how the street yard of the back lot shall <br />be screened.
