The lot is 50'xl34.5’ or <br />0.15 acre. The LR-IC standards are 100’ width and 0.5 acre. Applicant requests area and width <br />variances to allow replacement of the existing house with a new residence, and he indicates he may <br />sell the lot rather than build on it himself. <br />Pertinent Code Sections <br />1.Section 10.25, Subd. 6 (B): <br />Lot area required = 21,780 s.f.; existing = 6,725 s.f <br />Required lot width = 100'; existing = 50' <br />Required setbacks: 30' front and rear, 10' side. <br />2. <br />3. <br />Sections 10.22/10.56: Hardcover in 500-1,000' zone is allowed at 35%. <br />Section 10.03, Subd. 14(C): Allowance for lot coverage by structures is 15% of total lot area <br />or 1,500 s.f, whichever is greater.
