Applicants did not proceed with the subdivision at that time, and no approvals were ever
granted. The current proposal is identical to that reviewed in 1991.
The property is characterized by steeply sloped wooded hills and interspersed wetlands. A small (1/3
acre) pond on the property appears to be man-made but is for all intents considered as a wetland for
regulatory purposes. The property is difficult to develop because the slopes and wetlands severely
limit the feasible locations for septic systems. Applicants' formerly failing trench septic system has
been replaced with a new mound since the 1991 review.
