MN 55356 <br />Dear Liz, <br />It was a pleasure meeting you and your intern Brad yesterday at the <br />Dunwoody Avenue lot on which my wife Julie and I would like to build a <br />home. We would like to briefly review a few items regarding our <br />application. <br />*The principle hardship in developing this unusually narrow and long lot is <br />that it requires a very long driveway that greatly impacts hardcover <br />percentages. In fact, the driveway is over 3/4 the size of the footprint of <br />the house plan, and nearly 1/3 of all hardcover. As we discussed, there <br />are two possibilities for a driveway on this lot. We prefer to use the <br />existing curb-cut on Dunwoody Avenue. However, if your office and or the <br />Planning Commission would like us to use a Shoreline Drive curb-cut, we <br />would be willing to work out a compromise plan. The Shoreline Drive <br />driveway may possibly reduce the hardcover percentage. <br />*We have contacted Coffin & Gronberg Land Surveyors and requested a line <br />of-sight survey showing the neighboring houses. We have also requested <br />location confirmation of the iron markers. <br />*The placement of the house and garage would save the mature, healthy <br />trees on the lot.
