The subject property with the proposed garage does not exceed <br />hardcover limitations. <br />Criteria for Determining Undue Hardship <br />1.The property in question cannot be put to a reasonable use if used under conditions <br />allowed by the official controls. <br />It would be possible for the owners to obtain reasonable use of the property in its current <br />state, however, currently there is not enclosed storage for vehicles on the lot.. Building <br />the proposed structure would allow them greater enjoyment of their property. The <br />garage would allow them to park their boat and camper out of view and protect them <br />from the elements. <br />2.The plight of the landowner is due to circumstances unique to his property not created <br />by the landowner. <br />There are topographical limitations on the property. The rear yard has significant slope, <br />as well as the south side yard. The north side yard does not allow sufficient space for the <br />construction of a garage. Due to chese limitations, the area in front of the principal <br />structure is the only feasible location for a garage. <br />3. The variances, if granted, w ill not alter the essential character of the locality. <br />The side yard and height variances are of the greatest concern.
