The existing house <br />meets the front and side lot lines. The applicant may be removing the existing residence. A new <br />residence should be able to meet all of the setback requirements. <br />Structural Coverage <br />Structural coverage is not an issue with this application. <br />Hardcover <br />Hardcover is not an issue with this application. <br />Issues <br />1. The zoning lot meets the required minimum lot size and setbacks. <br />2.Greenhouses that were on the zoning lot have been removed. A depression has <br />been left and the applicant wishes to fill in the area to have a level building pad at <br />generally the same height as Watertown Road. <br />3.The applicant's engineer estimates that approximately 2,000 cubic yards are needed to <br />fill in the depression. <br />4.The permit history indicates that the greenhouses were removed in November 1996 and <br />100 cubic yards of fill were hauled onto the site in June 1997. A conditional use permit is <br />needed to haul in more clean fill. <br />FINDINGS: <br />1.
