The variance will alleviate hardships created by topography and location of the wall in <br />the required lakeshore yard. <br />Issues <br />1.The zoning lot does not meet minimum lot area or lot width requirements. The north side <br />of the house encroaches several inches into the required 10ā side yard. <br />2.The topography of the zoning lot drops 22 feet from the front yard to the lakeshore. The <br />side yard on the north property line where the applicant wants to replace the timber <br />walkway >\ith a retaining wall has significant grade changes. <br />3. The retaining wall has been removed along the deck and it needs to be secured. <br />4.
