lO:Jeanne A. Mabusth, Building & Zoning Adminisiraior
FROM:Lyle Oman, Building Official
Bruce L. Vang Field Inspector
DATE:April 18, 1994
SUBJECT: 2180 North Shore Drive/Atelier LeSueur Institute
The subject building was built as a school in the late 1800s. Its last recognized legal use was
a residential day care facility.
The proposed use is an art school that has art students and conducts art shows where the public
is invited. The new use is classified as a B-2 occupancy which is different than the previous
school use (an E occupancy) and the day care use (an R occupancy).
A change of occupancy type requires the building to be brought up to current code for the new
use. It is recommended that the owner retain a licensed architect to address items including, but
not limited to. Group B occupancy requirements, existing requirements, type of construction
requirements and handicap access and sanitation requirements.
The art school is now in operation without a certificate of occupancy. The Building Department
feels we can allow the school to remain open for a reasonable amount of time to allow the owner
time to bring the building into compliance provided the owners resolve the immediate hazard of
the use of flammable curtains for paniiions throughout the building.
DOCUMENT PACKAGE
NUMBER # 3
