2. <br />3. <br />Much of the zoning lot is below the 931 flood contour. <br />There was a lot of interest in this property when it was recently listed for sale. <br />Redevelopment of the lot is severely restricted by the floodplain. The applicant has proposed <br />minimal land alteration. <br />4.The structure was remodeled in 1988. No previous variance requests are noted in the street <br />file. <br />STAFF RECOMMENDATION <br />To amend or approve: <br />1. A conditional use permit for land alteration in the 0-75* setback and floodplain. <br />2.A hardcover variance in the 0-75 ’ setback from 9% where none is allowed. <br />3.
