MN <br />7'f <br />We are requesting the Zoning Department to re\ iew our remodeling proposal <br />to add a small addition, a deck, and a two car garage. VVe believe that a hardship <br />can be demonstrated and that the hardship can be shown to run with the land <br />Our lot IS located on a quiet cul-de-sac with no through tralTic. We have a very unusual <br />lot line that doesn t go all the way to the street. However, we would be able to position <br />the garage so we could drive in from the side and not back out directly onto the street. <br />This does affect hard cover and set back calculations but the cul-de-sac and lot lines were <br />plotted before two and three car families. Now in Minnesota, especially for working <br />couples, not hav ing at least a two car garage can be shown to be a hardship and can be a <br />very difficult and dangerous situation. <br />Our house is a very small two bedroom rambler built in the I950 ās. We need additional <br />space ( we now have a combined family of two adults and five <br />% I if; I*, <br />need a small addition to add a conservative amount of living and storage space. We <br />currently have to store our equipment outside in the front and back yard vvhich is an <br />eyesore. The garage because ot limited front yard is of minimum size and has no storage. <br />The additional space will let us clean up the yard and make it much more presentable. <br />The deck will be built on top of part of the new storage area so as not to use any <br />additional hardcover. The new roof line will be designed to shed less water directiv <br />to the lake and more to the side lot. <br />Our remodeling proposal includes making the house energy efficient and upgrading the <br />house to be consistent with the neighborhood. Even with the conservative addition the <br />house will be more than 75ft from the lake and will set back more than the neighbors on <br />either side so as not to block their view. We really love the area we are in and want to <br />invest in it rather than move. <br />We sincerely believe that we have shown that a need exists and request this variation to <br />add a small addition, deck, and double car garage be granted. <br />Thank you for vour consideration. <br />Peggy and Frank Pichelman <br />ā^OOH original OOCOMENT
