The new structure will require no setback <br />variances and will be located behind the average lakeshore setback line. The propo^d <br />construction will require no other variances The existing accessory structures on the property <br />meet the required setbacks. At the time the garage strvxture was constructed on the property, <br />the setback from the side lot line was 10' The current code would require a 15' setback for <br />a structure in excess of 750 s.f but less than 1,000 s.f The existing residence structure to be <br />converted to an accessory structure at 981 s.f will be located 15+' from side lot lines and 35' <br />from street.
