ZONING APPLICATIONS (CONT.)AfTER-THE-FACT APPLICATION INVESTIGATION FEES Coatinucd Applicable Code Section <br />Whenever any work, use or division of land for which a formal application is required has been <br />commenced without first making such application and receiving City approval therefore, a <br />special investigation of the circumstances shall be made during the application process. <br />Because of the extra administrative costs involved in the special investigation, the minimum <br />application fee for after-the-fact applications shall be twice the fee set forth in the basic <br />fee schedule, whether or not the application is thereafter approved or denied. Payment of an <br />after-the-fact application fee shall not coastitute approval or authorization of the work, use, <br />or division of land, and shall not constitute a penalty or a waiver of the right of the City to <br />institute civil or criminal legal actions against the applicant for commencing such work, use <br />or division of land without the required prior approval of the City. <br />After-the-fact Investigation Fee Amount:Equal to and in addition to <br />the basic fee amount (total <br />fee is twice the basic fee <br />amount).
