ff ^ r <br />f ^r*-*^* 4i <br />Tenant's <br />Additional <br />Rights: <br />Tenant's <br />Obligations; <br />Landlord shall be entitled to use the parking <br />lot on the Premises for its purposes, in <br />common with Tenant <br />Landlord's community education programs and <br />physical education programs will be entitled <br />to use the arena during the ice season and <br />the off-season, with a priority during the <br />ice season immediately after OHB <br />Landlord shall be entitled to use the arena <br />for its educational and other programs during <br />the off-season, with a first priority <br />Tenant shall be entitled to have arena users <br />and visitors park on the parking facilities <br />of Landlord, as and when Tenant's parking lot <br />is full <br />• Landlord and Tenant expect that such <br />overflow parking need will occur in <br />connection with Landlord's use of the <br />arena for varsity and junior varsity <br />hockey games <br />At all times during the Term, Tenant shall: <br />• perform all maintenance, repair and <br />replacement of improvements on the <br />Premises, interior and exterior, <br />structural and non-structural, and <br />ordinary and extraordinary, except that <br />Landlord shall be responsible for <br />cleaning, sweeping, striping, <br />ordinary repairs and maintenance <br />and seal coating of the parking <br />lot; Tenant shall be responsible <br />for replacement of the parking lot <br />paving or curbing or significant <br />parts thereof <br />• maintain all property and liability <br />coverages with respect to the Premises <br />and improvements thereon and operations <br />therein, with Landlord named in such <br />policies as Landlord directs <br />• pay all real estate taxes/and <br />installments and special assessments
