If • <br />Parties; <br />Premises: <br />Term: <br />Annual Rent: <br />Use: <br />OUTLINE OF TERMS <br />ORONO ICE ARENA <br />GROUND LEASE <br />Independent School District 278 ("Landlord”) <br />Orono Arena Company ("Tenant”) <br />Tenant will be a newly-formed Minnesota <br />non-profit corporation. It will apply <br />for and maintain Section 501(c)(3) <br />status, specifically as a Section <br />509(a)(3) supporting organization, with <br />Orono Hockey Boosters, Inc. ("OHB”) as <br />the supported orgrini zation <br />Approximately 4.4 acres at the southwest <br />corner of Old Crystal Bay Road and Hennepin <br />County 6 <br />a complete legal description will be <br />attached as Exhibit A <br />55 years, commencing May 1, 1996 <br />One dollar due on the first day of the Term, <br />and on each and every anniversary thereof <br />Construction, operation, repair and <br />replacement of an indoor ice arena <br />tenant is obligated to maintain ice in <br />the arena for at least six months each <br />school year, commencing on or about <br />September 15 of each school year <br />during the off-season, use of the arena <br />will be limited to sporting, <br />recreational, educational and other <br />community purposes, and for such private <br />meetings, shows or expositions or other <br />programs as may be reasonably approved <br />by Landlord from time to time <br />All uses of the arena shall be subject to the <br />following requirements: <br />during the ice season, rental of ice <br />will not commence before 5:30 a.m., and <br />will not extend past 11:30 p.m.
