The following <br />ordinances are pertinent for this review: <br />1. Section 11.03 Definition 66(Al-3) - Subdivision may be completed as Class I division. <br />2. The subdivision code of 1971 would have required the filing of the <br />subdivision application. The City obviously denied the division in 1971 and advised the County of <br />the need for subdivision approval by City. Real estate taxes have never been adjusted to reflect the <br />transfer of property nor does the Hennepin County plat maps reflect the division, refer to Exhibit B.
