Planning Commission reviewed and recommended approval of an <br />ordinance to amend the B-1, B-5 and B-6 Zoning Districts as follows; <br />1.In the B-6 Zone, Class I restaurants (sit-down restaurants, no liquor or live entertainment) <br />become a conditional use rather than a permitted use, and Class 1 restaurants with a drive <br />through will no longer be an allowed use in the B-6 Zone. <br />2.Home and Garden Equipment Rental is deleted as a conditional use in the B-5 District and <br />added as a permitted use in the B-1 District. <br />The background discussions are contained in the attached exhibits. <br />Stair Recommendation <br />Staff recommends adoption of the attached ordinance. <br />COUNCIL ACTION REQUESTED: <br />Adoption of the attached ordinance. <br />Proposed Motion: Moved by , seconded by , to adopt Ordinance No. <br />, 2nd Series, an ordinance amending Sections 10.40, 10.44, and 10.45 of the Orono <br />Zoning Code by adding, deleting or amending certain permitted or conditional uses within the B-1 <br />Retail Sales Business District, the B-5 Limited Neighborhood Business District and the B-6 <br />Highway Commercial District.
