5. No smoking or alcoholic beverages will be allowed in the arena or <br />on the demised premises at any time or in anv circumstance. <br />6. Lessee and Lessor will dev elop and review from time to time a <br />complete set of rules and regulations lor use of the arena and <br />surrounding property, and Lessee wilt diligently enforce such rules <br />and regulations on all users of the arena. <br />Lessee agrees to comply with all laws, ordinances, orders, rules and regulations <br />promulgated by all government agencies which relate to the use, condition or occupancy <br />of the premises by Lessee. In addition, Lessee shall put and keep said premises <br />continually in a neat, clean and respectable condition. No exterior storage will be <br />permitted without Lessor’s prior written consent. <br />Lessee shall, on or before September 1 of each year, deliver to Lessor an annual <br />operation and capital budget for Lessor’s review and approval. Lessee shall, quarterly, <br />deliver to Lessor operating and financial statements. <br />13. USE OF PARKING LOT <br />\ . <br />1 he arena parking lot shall be used only for parking purposes. Lessor, its students. <br />staff and visitors shall be entitled to use the arena parking lot. Lessee and arena users <br />shall be entitled to use adjacent parking facilities of Lessor when the arena parking lot is <br />full. Lessee and Lessor will develop from time to time a complete set of rules and <br />regulations for use of the parking lot and Lessor’s adjacent parking lots. <br />'I <br />i <br />=1
