pledges to Lessee in furtherance of Lessee's development and operation of <br />the arena project under this Lease. <br />Lessee will endeavor to cause each of these conditions to be satisfied by <br />July 1, 1996. It any of these conditions has not been satisfied on or before <br />July 31, 1997, then this Lease shall terminate, and Lessor and Lessee shall <br />execute all such documents reasonably requested of the other to confirm <br />such termination. <br />F.Temporary Storage Uses. It Lessee's commencement of construction of the <br />arena project is delayed beyond July 1, 1996, it may be beneficial for <br />Lessee ne\ ertheless to authorize and pay for the fabrication of structural <br />steel or other arena components which involve a lead-time in their delivery <br />to the project. In that event. Lessee may request Lessor's approval to store <br />such materials on the demised premises in advance of the Commencement <br />Date, and Lessor will consider such requests, taking into account required <br />City of Orono approvals for such storage, the appearance and safety of such <br />storage and other relc\ ant matters. <br />G. Combination of Tax Parcels. Lessor agrees promptly to apply for the <br />combination ot the ta.x parcel for the demised premises with Lessor's tax <br />parcel that adjoins the demised premises on the south, as contemplated <br />under the City of Orono's zoning code amendment for the project. <br />8. REPAIRS AND DESTRUCTION OF IMPROVFMKNT.S <br />A. Maintenance of improvements. Lessee shall, throughout the term of this <br />Agreement, at its own cost, and without expense to Lessor, (e.xcept as specifically set <br />forth otherwise under Section 13, herein) keep and maintain the premises, including the <br />arena, parking lot, and all improvements of every kind that may be a part of the premises, <br />and all appurtenances to the premises, including sidewalks adjacent to the premises, in <br />good, sanitary, and neat order, condition and repair, and, e.xcept as specifically provided
