1 <br />Zoning File #2135 <br />May 7, 1996 <br />Page 5 <br />Foundation <br />The Inspections Department has inspected the existing basement and finds that it is 8" block. <br />This will require an engineered design to support the additional story, but will not require <br />replacement of the existing foundation. <br />Summary of Issues for Consideration <br />1.Addition of structure less than 100’ from lake. <br />2. Attached garage only 1' from street lot line, 18 ’ from side lot line; house only <br />30’ from street lot line. <br />3. Proposed hardcover increases in 0-75’ and 75-250’ zones. <br />4. Average setback encroachment. <br />5. Structure and land alterations in bluff impact zone. <br />6. Septic system limitations/future municipal sewer. <br />Staff Recommendation <br />Any recommendation for approval, partial approval or conditional approval should clearly define <br />the hardships and justification for each of the variances. Planning Commission should consider <br />whether the proposal can be revised to eliminate the side setback variance, increase the street <br />setback to a minimum of 10’, eliminate any hardcover increases in the 0-75' zone, and limit <br />total hardcover to a level equivalent to 25% of the 75-250' zone (2,724 s.f.).
