2. <br />5. <br />Hardcover in the 0-75' zone shall not exceed 1,185 s.f. as shown on the site plan <br />and hardcover calculations attached as Exhibit A. Hardcover in the 75-250 ’ zone <br />shall not exceed 1,467 s.f. as indicated on Exhibit A. All hardcover remo\als <br />necessar>’ to reach these approved hardcover levels shall be completed prior to <br />footing inspection for the new construction. The owner is advised that any <br />hiture additions of nardcover on the property which result in hardcover additions <br />ih the 0-75’ zone will not be approved. Further, any hardcover additions <br />proposed in the 75-250 ’ zone which yield a total hardcover on the property in <br />excess of 2,724 s.f will likely not be approved, but might be approved only in <br />conjunction with the concurrent removal of pre-existing hardcover on the <br />property, resulting in no net hardcover increase or net decrease in hardcover. <br />Owners shall provide detailed retaining wall plans prior to issuance of a building <br />permit, subject to the requirements set forth by the City Engineer in his letter <br />dated September 19, 1996. <br />Prior to the filing of this variance resolution, owners shall provide to the City <br />a restrictive covenant drafted by the owmer or owner’s attorney and meeting the <br />approval of the City Attorney, restricting the property from use as a three or <br />more bedroom home until such time that City sew'er has been installed to the <br />property. <br />No building permit shall be issued for remodeling or additions to the property <br />until the owners have completed the following: <br />A.Converted the existing septic system to a holding tank system subject to <br />approval of the City. <br />B.Provided the City with a signed pumping contract for regular <br />maintenance of the holding tank system. <br />C.Provided detailed construction plans clearly showing only two bedrooms <br />in the house, which may require revisions to the plans submitted for this <br />application, including elimination of the closet in the den and removal of <br />the south wall of the den if it is not a bearing wall. <br />Page 5 of 9
