#2161 - Easley <br />Page 2 <br />Pertinent Facts <br />1. <br />2. <br />Applicants propose to replace their existing 18'x20' garage located 3.4’ from the road, with <br />a new 27.5'x22' garage located an average of 28' from the road. The new garage will face <br />the street as does the existing garage. <br />Applicants propose a side setback for the new gat age of approximately 3', to accomplish two <br />purposes; <br />A. Use new garage wall and extended retaining wall for channeling drainage along <br />property boundary past applicant's house. The neighboring property is higher and <br />portions of it drain toward applicants' property. <br />B. To protect two mature maple trees located along east side of property. <br />Applicants have provided a conceptual diagram (Exhibit H) indicating the location of a <br />future house to replace their existing house, which is mostly in the 0-75' zone. The concept <br />plan shows the new house meeting the 75' setback as well as the required 10' side setbacks. <br />This construction would be the subject of a future variance however, since applicants are not <br />proposing that construction in the immediate future, and have not finalized those plans. <br />The proposed garage and driveway to accommodate offstreet parking will result in a slight <br />hardcover increase of approximately 128 s.f in the 75-250' zone, or an increase from 38.1% <br />to 40.8%. A retaining wall system w ill also be needed east of the driveway.
