6. <br />7. <br />8. <br />The roof overhang at the uest side of the garage shall not exceed 2\ such that <br />the drip line shall be no closer than 1’ to the propert>^ line. <br />Applicants shall adhere to the site plan attached to this resolution as Exhibit A, <br />and any significant changes to that site plan may require additional City review. <br />Applicants are advised to consult with the Building Official regarding the need <br />for design plans for the proposed retaining walls. <br />Applicants are advised to coordinate grading plans with the tw'o adjacent <br />properties which are either undergoing remodeling currently or which have been <br />approved for new construction. <br />Applicants are advised that replacement of the existing house with a new <br />residence structure in the future will likely require lot area and lot width <br />variances, and might require a height variance if attachment to the new' garage <br />is proposed. <br />Authorities granted by this variance run with the prop>erty not with the <br />applicants, but are permissi'^e only and must be exercised by application for a <br />building permit within one ye: * of the date of Council approval, or this variance <br />will expire on that date (September 9, 1997). <br />Violation of or non-compliance with any of the terms and conditions of this <br />resolution shall constitute a violation of the zoning code, shall automatically <br />terminate any authority granted herein, and shall be punishable as a <br />misdemeanor. <br />The undersigned applicants have read, understood and hereby agree to the terms <br />of this resolution and on behalf of themselves, their heirs, successors and <br />assigns, hereby agree to the recording of this resolution in the chain of title of <br />the property. <br />Page 4 of 7
