Request For Council Action continued <br />Page 3 of 3 <br />September 4, 1996 <br />Zoning File 161 ______ <br />a 22'x27.5' garage that includes an interior stainvell in lieu of an outside stairway. <br />The justification for the increase in lot coverage is the safer walkway access provided <br />bv an enclosed stairway svstem. <br />5.The defined height of the proposed garage structure is 23'. The defined height of the <br />existing house is approximately 19*. The proposed garage structure will not be out <br />of character with the neighborhood, given the topography and varying building styles <br />and heights in the neighborhood. It is noted that if the future concept plan is <br />executed and a future house linked to this garage, a future height variance will likely <br />be necessary, since that combined structure will likely exceed the 30 ’ defined height <br />limit. <br />Staff Recommendation <br />While the number of variances requested may seem somewhat extreme, that is to be expected from <br />a lot that is only 40' wide. The positive aspects of the application include replacing a deteriorated <br />garage, resolving an existing drainage problem and providing additional off street parking. <br />Additionally, the proposed garage location helps preser\ e two mature trees on the east side of the <br />property. <br />These positive impacts must be weighted against the magnitude of variances requested and whether <br />adequate hardships are shown to Justify the requested variances. <br />A resolution has been drafted reflecting the Planning Commission recommendation. <br />Options for Action <br />1.
