4’ <br />HARDSHIP/ DESCRIPTION OF UNUSUAL PROPERTY CONDITIONS (cont) <br />As can be seen on the survey, much of this property is included in the 0-75* setback which <br />has caused the owner to request minor variances in the past. The variances were requested <br />in order to update the property and the last area of the residence to be updated is in the design <br />stage at present. Only one of the options would be implemented <br />The dining room addition would result in an overall decrease in hardcover and the design <br />**Y*’ would keep the hardcover the same by turning deck,under an overhang, into kitchen <br />dining area No new foundation would be built in either case. <br />This request is certainly caused by the unique features of this property and is a logical <br />conclusion to the projects allowed by previous variances. Furthermore, in the dining <br />addition scheme, we are requesting a change which allows the property to more closely <br />meet the code and in design it would not change compliance.
