Briefly, applicants propose to construct a <br />second story deck above the existing one story screen porch on the lake side of the residence. That <br />existing enclosed porch extends 12’ into the 0-75' setback. The second story deck involves changing <br />the roof pitch of the porch to be essentially flat, and placement of a deck and railing which would <br />functionally ser\'e the second story. <br />Note that applicants' 75-250' zone met the 25% hardcover limit and a building permit was recently <br />issued for squarirg off the southeast comer of the house and a second story addition, all in the 75- <br />250' zone. <br />Planning Commission Recommendation <br />Planning Commission reviewed this application at their August 19th meeting and recommended <br />approval of the lakeshore setback and average lakeshore setback variances, on a vote of 5-1, noting <br />the following findings in support of the variances: <br />1.The proposed deck is above an existing, one story enclosed porch and therefore does <br />not constitute new or additional hardcover on the property. <br />2.The extension of the railing above the second floor level has no significant impact <br />on neighbors' views of the lake, since neither neighbor has significant views of this <br />portion of applicants' house.
