MINUTES OF THE ORONO Pl.ANNING COMMISSION <br />MEETING HELD ON JULY 15, 1996 <br />(#3 - #2135 Paul and Sue Hedlund^dna Albee Estate - Continued) <br />Peterson responded to the report noting the positK-e changes that were made He <br />reported that the number of lakeshore variances requested w ith this application is similar <br />to that of other properties in the areas of Long Lake Boulev ard and Casco Point, which do <br />not meet zoning regulations Peterson said the City does not know when sewer will come <br />to the area, and he has no problem with a holding tank Peterson also reported that he <br />spoke with a neighboring property owner to the east, Mr Bingham, who originally voiced <br />concern over the location of the garage near the side lot line but is in favor of the revision <br />Peterson noted that the street setback is consistent with that of the neighborhood The <br />bluff issue was said to be initiated by the state and does not seem to present a problem in <br />the aplication Peterson also commented that the average lakeshore setback is not a <br />problem w ith this application due to the location of houses on nearby properties With <br />these notations. Peterson said the plan was still quite aggressive with the confined building <br />Site. <br />JcffMartineau responded that the applicant has addressed the size of the home, w hich <br />Martineau says is consistent with the size of starter homes at 1092 s.f with a 534 s.f <br />garage and 38 s f deck Schroeder commented that the house was small because it was <br />bound by the size of the lot Peterson added if this w as new construction, this home <br />would not be allowed to be built. <br />Smith clarified that the second story does not extend over the master bedroom located on <br />the main floor A future powder room area was noted on the floor plans but will not be <br />completed at this time. There are tw o baths currently on the first floor. Smith suggested <br />removing the wall to open up the den area so it could not be used as a bedroom The <br />applicant commented that the w all may be load bearing. Smith asked that it be made clear <br />that the second story powder room and first floor bedroom not be used as such Lindquist <br />said that would realistically happen w hen sewer comes to the property. <br />Lindquist noted there was only a partial alternate site for septic. Gaffron agreed but noted <br />it would not be needed when sewer came in The existing system will be converted to a <br />holding tank and the drainfield eliminated Schroeder asked what w'ould happen if it was <br />found that sewer would not come for another five years. Gafiron said the applicant may <br />then wish to replace the current septic system. <br />The applicant reported that it was their intent to notify potential buyers of a 3rd bedroom <br />possibility in the future. Lindquist asked if it was the applicant's intent to follow thru with <br />this proposal and rehabilitate the house and then sell it, or sell it now as-is Martineau said <br />the intent was to have the capability of showing potential buyers what the property could <br />be. Gaffron noted that this could result in a buyer presenting a totally different plan to the <br />Commission at a future time <br />There were no public comments
