Mabusth <br />Title Building & Zoning Administrator <br />Administrator Reviewed Agenda Section: <br />Zoning <br />Item Description: #2153 Ben Young. 3105 Sixth Avenue North - Variances - Resolution <br />Zoning District:RR-IB (Property located within Shoreland District, 500-1,000 feet of <br />Lake Classen) <br />Total lot area = 3.92 acres <br />Brief Review of Application <br />Please refer to the enclosed staff memo dated July 10, 1996 for more background and detail <br />on this review. Applicant has filed for a setback variance that would allow an oversized <br />accessory structure at 1,260 s.f to be placed 15' in front of the front line of the existing <br />residence located 86’ from the front'street lot line. The 3.92 acre property would be allowed <br />a 1,600 s.f. oversized accessory structure. The property would also be allowed a total of 3,200 <br />s.f. of accessory structure area. Applicant proposes a total of 1,740 s.f No other variances <br />are required. <br />Applicant's hardships are listed on Page 2 of the staff memo of July 10, 1996. The Planning <br />Commission members found the hardships valid and unanimously approved the variance <br />application as proposed. The enclosed approval resolution has been drafted per the findings <br />and conditions of the Planning Commission recommendation. <br />COUNCIL ACTION REQUESTED: <br />To adopt or amend the enclosed approval resolution.
