Holmes/Jackie Dahl, 1390 Park Drive - Variance <br />Resolution <br />Zoning District:LR-IB <br />Lot area = 17,700 s.f. <br />Brief Review of Application <br />Applicants propose the razing of the existing residence and the construction of a new residence <br />that will meet all required setbacks of the LR-IB zoning district. In removing the existing <br />residence, the property is classified as undeveloped, and per Code lot standards must be <br />reviewed. The property meets the required lot width of 140’ at the 35* front street setback but <br />does not meet the required 1 acre in area as follows: <br />Required = 43,560 s.f. <br />Existing = 17,700 s.f. or .4+ acre <br />Variance = 25,860 s.f. or .59 acre <br />Planning Commission Recommendation <br />The Planning Commission recommended unanimous approval of the lot area variance as <br />proposed and noted the need for applicants to legally abandon an old cistern on the property. <br />The cistern will be taken care of under the demolition permit issued by City. The enclosed <br />approval resolution has been drafted per the findings and conditions of the Planning <br />Commission recommendation. <br />COUNCIL ACTION REQUESTED: <br />To approve or amend the enclosed approval resolution. <br />1
