The current division as <br />proposed will not require a private road outlot and will be served by a driveway outlot. <br />Applicant's subdivision would receive no benefit from the private road created to serve only <br />Outlot C, Bayview Farms 2nd Addition. <br />A driveway outlot has been redesigned showing all lots meeting the required 200' width at the <br />50' front setback. The amended subdivision will require no lot standard variances. <br />Review Exhibit B, access to Outlot C, Bayview Farms 2nd Addition will be served from <br />combined Outlots B and D, Bayview Farms 2nd Addition. The curb cut for the private road <br />was approved by the County at the time of the subdivision review in November of 1994. Note <br />the resolutions and variance agreements all speak to the future ownership of Outlots B and D <br />should a private road not be developed for future access to Outlot C but via another access <br />road. <br />Irv Waukman, the current owner of Outlot C, Bayview Farms, has been advised by staff that <br />the road outlot extension to the west of his property will not be required by the City and that <br />his property will achieve access from combined Outlots B and D. <br />COUNCIL ACTION REQUESTED: <br />To either approve the six lot plat as amended per revised drawings dated July 12, 1996 by <br />Mark S. Gronberg or to deny amended plan, and to provide conceptual direction to staff so that <br />an appropriate resolution can be drafted for Council's formal action at their August 12, 1996 <br />meeting. <br />I <br />I
