French Lake) <br />Lot area = 10,500 s.f., property is served by municipal sewer_______ <br />Brief Review of Application <br />Applicant seeks approval of a side street setback variance to permit construction of a 16' x 20' <br />detached single stall garage w'ithin the west rear yard of property. I'he detached garage will <br />replace a 10' x 8.4' shed. The property does not contain a garage. Access to the garage will <br />be via the unimproved extended right-of-way of Minnetonka Avenue. Minnetonka Avenue <br />consists of grassed-over areas and gravel drive that serves both applicant's property and property <br />to immediate north. <br />The structural coverage is proposed at 13.2% (allowed = 15%) and hardcover within the 500- <br />1,000' setback area is proposed at 22.3% (allowed = 35%). The variance for side street setback <br />is reviewed as follows: <br />Allowed = 10' <br />Existing = 1.8' <br />Proposed = 2' <br />Variance = 8' or 80% <br />The Planning Commission recommended unanimous approval of the setback variance as <br />proposed. The enclosed approval resolution has been drafted per the findings and conditions <br />of the Planning Commission recommendation. <br />COUNCIL ACTION REQUESTED: <br />To adopt or amend the enclosed approval resolution.
