Note <br />the rear roofed entry meets the required 50' setback from the rear lot line (review Exhibits F and HI). <br />The second phase of the improvement project involves the installation of a 6’x6.8' roofed entry at <br />the front or street side of the two story residence to be located 42' from the street lot line (review <br />Exhibits F and H2). <br />In 1993 applicant filed two variance applications. The first involved setback variances to permit a <br />second story ’ addition to the existing 1 1/2 story residence and later in 1993 applicant filed for <br />setback variances to permit construction of a 26'x26’ garage addition to the rear or north side of the <br />residence. In 1993 applicant w'as also required to install a new conforming septic system in their <br />northwest yard. <br />Statement of Hardships <br />Please review Exhibit A, applicant notes the following: <br />A. Existing structure was placed on property prior to the current 2 acre zoning standards. <br />B. <br />C. <br />The shape of lot and location of residence on property. <br />Applicant installed a new mound septic system in 1993. The proposed improvement <br />will not have an impact on the existing septic system. <br />The City has received no negative coniments from adjacent neighbors notified of the <br />current proposed improvement. <br />i
