Briefly, applicants proposed to enclose a 4'x23’ concrete and <br />block expansion of the 6'x23' porch area at the front of the house. This 4'x23' patio expansion was <br />constructed in 1990 and at this time applicants wish to extend the existing roof 4', and create screen <br />walls to yield a total porrh area of 10'x23'. <br />The proposal requires a 1.8* front setback variance, constitutes no new hardcover and no increase in <br />hardcover, but increases lot coverage by structures from 26.8% to 27.7%. <br />Planning Commbsion Recommendation <br />Planning Commission recommended approval as proposed, noting that this approval is for enclosure <br />with screen per the proposed plans, not to make this a room addition. <br />Staff Recommendation <br />Staff recommends approval per the attached resolution. <br />COUNCIL ACTION REQUESTED: <br />Adopt attached resolution approving hardcover, front setback and lot coverage variances for <br />expanding the roof and enclosing the existing concrete slab porch with screen walls. <br />Proposed Motion: Moved by___________, seconded by_________, to grant hardcover, front <br />setback and lot coverage variances to Joan and William Wroblewski of 630 Park Lane for enclosure <br />of the existing concrete slab porch to make it a screen porch.
