The improvements will consist of a two stall <br />garage, workshop and three season porch. Briefly, applicants propose to remove their existing detached <br />garage which is located 6.8' from the side lot line, and construct an attached garage and additional <br />living space for the existing house. The attached garage will be 5' from the side lot line where a 30' <br />setback is normally required. <br />The existing house is 15T from Lake Classen where a 150’ setback is normally required. The new <br />additions will be 140’ from the shoreline, as compared to 123’ for the existing garage which will be <br />removed. <br />There currently is an average setback encroachment of 90' which will be reduced to 75'. This <br />encroachment is based only on the comparative distances from the shoreline of applicants' house and <br />the neighboring house directly east. <br />Planning Commission Recommendation <br />Planning Commission reviewed this application at their June 17th meeting and recommended <br />approval on a vote of 7 to 0, making a number of findings including that the proposed side setback <br />will have little or no impact on the neighboring property owner, that the neighboring property owner <br />I
