The <br />reconstruction will also result in an expansion of the roof or building envelope of structure located <br />within the 0-75' setback requiring approvals of setback and hardcover variances within the lakeshore <br />protected area. All other additions proposed at the street side of the residence meet the required <br />setback. Excessive hardcover exists within the 75-250' setback area at 25,4%. Applicants have <br />proposed major reductions in hardcover specifically by reducing area of driveway. Staff would <br />strongly recommend against reoucing area of driveway as proposed by applicants with a 4'xl6' apron <br />extending from new garage addition with the remainder of drive at an 8' width. Staff recommends <br />a minimum backout pad a 20 ’xl0' width and would strongly encourage a small apron to allow for <br />turn around because of the lengtii of the drive. This can be achieved w ithout exceed dllo’ved 25%. <br />Applicants do not propose additional hardcover in the 0-75' setback where 6.8% exists. The only <br />improvement in the 0-75' involves the expanded roof for the living room addition. <br />H <br />__
