Zoning FUe #2122 <br />April 3. 1996 <br />Page 2 <br />subdivision of a lot line rearrangement and vacation of Hill Street and the waiving of sewer <br />unit assessment against combined Lots 17 and 18 Conceptual approval was based on <br />applicants legally combining properties as shown on Exhibit H, surv'ey of the subdi\ision. <br />Council approved the comprehensive application finding the proposal far more beneficial than <br />collecting the $12,000 sewer unit charge with new residential construction on a 12,500 s f lot <br />requiring multiple variances. <br />As noted above, the lot line rearrangement will greatly increase the areas of the two properties. <br />Note the 12' x 12' shed that already encroaches into Lot 17 of the former Patrin parcel <br />(combined Lots 17 and 18). The Skoog house is located 10' from the south lot line adjacent <br />to Hill Street right-of-way. The acquisition of Hill Street and Lot 18 will open up the building <br />envelope should owners wish to expand on existing residence The Skoog and Christensen <br />properties are connected to municipal sewer. <br />Staff recommends approval of the lot line rearrangement involving the properties located at <br />280, 300 and 330 Tonka Avenue, subject to the condition that applicants apply for the legal <br />combination of the parcels upon the filing of the approval resolutions for the vacation and <br />subdivision. <br />B.Review' of Application - Vacation
