Minnesota 55323 <br />Re: Northern Avenue Vacation <br />File No. 139-2121 <br />Dear Jeanne, <br />We have reviewed the proposed rc-vucation of Northern Avenue and three lot rc-subdivision of the <br />property owned by Elaine Slcchta located along the north side of Northern Avenue in the southea.st <br />quarter of section 17. Wc have the following comments in regards to engineering matters. <br />1. Vacation: The proposed re-vacation and re-subdisision arc acceptable. The existing sanitaiy sc^vcr. <br />water mam. gas main and roadway to serve this property’ are located within the proposed 3f) foot <br />easement. It should be noted that the south half of the existing roadway lies w ithin the Burlington <br />Northern Railroad iight-oi-way. <br />2. Utilities: The locations of scrsice connections are shown on the attached as-builts. The property <br />has adequate fire protection proWdcd by the existing hydrants. Due to the depth of the e.xi.siing <br />sanitary sewer, ba.sement elevations tor any of the three lots should not be below a 951 elevation <br />to allow adequate clearance below the tooting and grade on the service pipe. <br />3. Grading & Druinatie: The topography shown on the survey is correct. Depending on the elevation <br />and style of house proposed, fill may need to be brought Into the site to allow a full basement. The <br />site drains north to a type 3 wetland area identified on the City's wetland inventory. Erosion contro*. <br />measures should be inplace during construction to protect the wetland. <br />5. F.a.semenLs: The proposed 30 foot casement should be described for both utility and ro.adw’a\ <br />purposes. Drainage and utility easements should be provided 5 feet wide along all imc.ioi lot lines <br />and 10 feet wide alons the new toadway easement.
