The proposal includes e.xcavating approximately four feet along the west side of the <br />existing house to create a walkout entry and courtyard. Tlie excavated materials will be <br />used as fill near the center of the property. The grading plan appears acceptable from an <br />engineering standpoint. <br />It appears that the majoritv' of the property presently drains west to a low area near <br />Bedervvood Drive. Tire grading plan shows a new drainageway th.' t will be constructed <br />along the west side of the house from the e.xisting garage to Bayside Ro-id. The grades on <br />the drainageway arc acceptable. If the disturbed areas are sodded there should be little <br />potential for erosion. Erosion control measures should be inplace at the west property line <br />near the low area and in front of the house prior to the grading to protect the Lake. <br />It appears that the new drainageway will direct approximately one acre of additional <br />property towards Bayside Road. We have not determined if there will be any impacts to <br />Bayside Rond due to this change. It may be necessary to do some ditch cleaning or other <br />minor iuipiovements to facilitate the additional mnoff. Tlie plans should be submitted to <br />Hennepin County for their review and comment.
