Hours of Operation and Parking <br />The school year would be weekdays from 8 a.m. to 3:30 p.m., September through June 15. Parking <br />for staff is available on the north side of the building. A drop-off area is available next to the <br />building. All students currently arrive by private passenger vehicle. However, some may be bussed <br />in the future. <br />Classroom Plan <br />The two main floors would be classrooms, the upstairs wll have classroom, library and computer <br />room. The Building Official has indicated that a certificate of occupancy shall be obtained before <br />the school can move into the building. Fire sprinklers, handicap accessibility, and <br />handrails/guardrails will need to be approved by the Building Official before the school can occupy <br />the building. The school ’s plans wll need to be prepared by an architect. No variance procedure is <br />available to waive Building Code requirements for public health/safety requirements and handicap <br />accessibility. <br />Finding: <br />1.That the projiosed location of the conditional use is in accord with the objectives of the <br />Zoning Chapter and the purposes of the district in which the site is located and <br />Comprehensive Municipal Plan; <br />The RRl-B Zoning District is" intended to provide a district which will allow a combination of low <br />density residential development and limited agricultural use." The permitted and conditional uses <br />in the Rl-A district carry’ through to the RRi-B district. The Zoning Code states " Public schools <br />and parochial or private schools which teach a curriculum similar to a public school provided no <br />building shall be located within 50 feet on any lot line of an abutting lot in an "R" District and that <br />a fence be erected fifteen feet or more from all street lot lines where the abutting use is for open play, <br />and nursery schools providing fifty square feet of playground space per pupil". The building does <br />not meet these requirements. <br />The Comprehensive Plan states in the Land Use Chapter: <br />RURAL EDUCATIONAL LAND USE <br />Typical educational facilities will be expected to remain in the Urban Service A’^ea according to the <br />U2235, Marlin B. Schneider <br />2 ISO North Shore Drive <br />C.U.P. amendment <br />5/19/97
