Staff suggests that the location of the new garage and residence <br />is an improvment relative to the roadway and the sideyards. <br />12. The granting of such variance will not merely serv e as a convenience to the applicant, <br />but is necessary to alleviate demonstrable hardship or difficulty. <br />Staff has not been inside the structure and cannot attest to the convenience to the <br />applicant to construct a new residence vs. living in the existing residence. The applicant <br />will need to provide testimony to make findings of fact regarding the necessity of the <br />variance. <br />■! <br />Issues <br />1 . The lot does not meet the lot area or lot width requirements. <br />2. The proposed residence meets sideyard setbacks. <br />3. The proposed residence removes the garage from close proximity to the street. <br />4.
