r* <br />TO:Chair Lindquist and Orono Planning Commission Members <br />Ron Moorse, City Administrator <br />FROM:Liz Van Zomeren, City Planner/Zoning Administrator <br />DATE:May 12,1997 <br />SUBJECT: #2233, Walter Holzer, 1130 North Shore Drive West <br />Variance —Public Hearing <br />Zoning District: LR-IB, One-Family Lakeshore Residential District, (1 Acre) <br />Lot Size: 39,700 sq. ft. (.91 acres) <br />Application:Applicant is seeking a height variance to allow for construction of an <br />accessory structure that would provide storage for his business and <br />an office. The applicant has also applied for a home occupation license. <br />Background: <br />The applicant operates Walter Holzer Plumbing and Heating. He resides at the subject property. <br />His residence was constructed in the early 1900's. It was probably a utility building. The total height <br />of the principal structure is less than the proposed accessory structure (22 feet). Accessory structures <br />that are greater in height than principal structures require variances. Additionally, the current Zoning <br />ordinance does not allow accessory structures to be used for home occupations. Also, it is <br />questionable whether a bathroom is allowed in an accessory structure.
