9.The conditions do not apply generally to other land or structures in the district <br />in which said land is located. <br />Other properties in this area are deficient for lot size and hardcover. The variance being <br />requested is specific to the existing residence's front entry. <br />10. The granting of the application is necessary for the preservation and enjoymc nt <br />of a substantial property right of the applicant. <br />The variances requested will preserve the property owner's right to use the <br />residence and have a covered cntiy. <br />11. The granting of the proposed variance will not in any way impair health, safety, <br />comfort, morals, or in any other respect be contrar>- to the intent of the Zoning Code. <br />The vanance will not impair health, safety, comfort, or morals. It will increase <br />the coiTifon of the property owner and guests. <br />12. The granting of such variance will not merely serve as a convenience to the applicant, <br />but is necessary to alleviate demonstrable hardship or difficulty. <br />The granting of the variances improves the livability of the existing residence. It is <br />not merely a convenience to the property owner. <br />Issues <br />1. The variance would increase hardcover by 40 sq. ft. or .80%. No other variances <br />are requested. <br />2. The lakeside of the residence encroaches into the required 75' lakeshore setback. No <br />improvements are proposed for the lakeside of the residence. <br />3.
