In the proposed design, an overall hardcover <br />reduction in zones 0’ - 75'. 75' • 250', and 250’ • 500' has been made as follows: <br />Zone <br />0-75 <br />Existino % of Zone ProDosed %of Zone <br />1708 36.9%1699 sq. ft.36.7% <br />75 - 250 3491 46.79%3468 sq. ft.46.50% <br />250 - 500 1098 15.57%1098 sq. ft.15.57% <br />Totals 6297 6265 sq. ft. <br />Total lot area =19,140 sq.ft. <br />Hardcover % of total lot =32.89%32.73% <br />Summary <br />The project's hardships requiring the variance: <br />• Very narrow lot width and size permitting virtually no allowable buildable area by current <br />zoning requirements. <br />• Long lot depth requiring a longer than normal driveway. <br />• Setback from the lakeshore of the present existing home structure is non-conforming.
