The setbacks of the proposed addition would be 66 ft. <br />fron the lakeshore and 20 ft. from the street propertv line. <br />Therefore, the variances requested would be 9 ft. frow the lakeshore set <br />back requirewent and 3^ ft. from the street setback requirement md variance <br />from the 75 ft lakeshore hardco\'er setback of 378 sq. ft. for the existing <br />constTuction and 400 sq. ft. for the proposed addition for a total of 778 <br />sq. ft. of hardcover. <br />The existing stnicture Includes a 20’ x 20’ concrete patio deck facing <br />the lakeshore. ^tr. Rowlette has agreed to remove this 400 sq. ft. of hand- <br />cover and replace same with a larger open re<heood deck if the setback rerlsicej <br />are approved. <br />The raxaain area of this proposed addition extending into the 75 ft. iake- <br />shore setback would not exceH 200 sq. ft.
