Several concerns and observations were <br />expressed as noted below: <br />The atypical on-site traffic circulation and car wash entrance could con <br />fuse drivers and might affect traffic in the driveways and, therefore, <br />CSAH 15. This observation is especially problematic where the car wasn <br />exH is in close proximity to the ingress side of the easterly driveway. <br />The runoff from washed cars must be retained on-site to preclude icing in <br />the driveway and on CSAH 15. <br />Hennepin County will require extending the outside westbound lane along <br />the site frontage to facilitate egress/ingress; this lane extension would <br />begin with a 15:1 taper east of the site. <br />Some additional right of way and/or easements should be considered to <br />allow for bike paths, sidewalks, utility installations, etc. <br />The current Hennepin County standard indicates a minimum of 40 of road <br />right of way from renterline (preferably 50'), plus a 10' or 15 easement <br />for other purposes. Apoarently there is aJequate right of way at the <br />southwest corner of the site to accommodate a free right turn lane from <br />westbound CSAH 15 onto northbound CSAH 19, but this situation should be <br />carefully reviewed also. <br />Thanks for the timely iriquiry and plea e call with any further questions or <br />discussion. <br />Sincerely, <br />1. <br />David K.
