The adjacent house on the propertj to <br />the northeast averages 18' from the lot line, hence the separation between <br />the structures will be maintained at appro.vimately 26', greater separation <br />than might be obtained if all houses in the neighborhood were <br />constructed right up to the required 10' side setbacks. <br />G.WTtile the lot at 8.550 s.f. and width of 46-50' is relatively small <br />compared to the 1 acre/140' standards of the LR-IB zone, other <br />developed lots in the neighborhood are of similar size. Further, the <br />property has contained a single family residence for many years and has <br />remained in single separate ownership. <br />H.Applicant has provided a grading and drainage plan which will <br />adequately manage the runoff from the property. Because the <br />neighboring property to the east has recently been reconstructed, the <br />opportunity exists for an appropriate drainageway to be developed along <br />the common lot line. <br />The Citv Council has considered this application including the findings and <br />recommendations of the Planning Commission, reports by City staff, comments <br />by the applicants and the effect of the proposed variance on the health, satety <br />and welfare of the community. <br />The Cin- Council finds that the conditions existing on this property are peculiar <br />pose a f.re hazard or other dans« to neighboring property; would no; merely <br />serve as a convenience to the applicant, but is necessary to ttUsviate a <br />demonstrable hardship or difficulty; is <br />property right of the applicant; and would be in keeping with the spint and <br />intent of the Zoning Code and Comprehensive Plan of the City. <br />Page 3 of 6
