Olson <br />Agnes M Ring <br />James F Engelhardt <br />■JAN 8 1996 <br />Wc have reviewed the revised subdivision and right-of-way (ROW) vacation in Blocks 3,4, and 5, Minnetonka <br />Summit Park on the properties owned by Charles W. Hommeyer, Jeffrey A. Bowen and Kenneth B. RoUand. <br />The proposed subdivision will result in the combination of 11 existing parcels (originally 15 lots) to create 3 <br />larger parcels ranging from approximately 1 to 1.5 acres in size, all within the MUSA boundary. The proposed <br />vacation is for the ROW of Park Lane and a portion of Oak Street west of Linden Avenue, both existing <br />gravel roads; and Clyde Place, a non-existing roadway. We have the following comments in regards to <br />engineering matters. <br />The proposal to vacate the ROW may be appropriate if the following easements are either retained by or <br />granted to the City. Specifically, the vacation and subdivision should accomplish the following: <br />1. The subdivision must be done by plat to adequately describe the easements. <br />2 Utility easements must be shown on the plat 20-fcet wide centered on the sanitary sewer line. <br />3. Drainage and utility easements should be shown 5-feet wide on all lot lines and 10-feet wide along <br />the existing and proposed right-of-way. <br />4. Drainage easements must be shown on the plat centered on the drainageway running south down <br />Clyde Place to Oak Street. <br />5. Utility easements must be shown on the plat for all electric, gas, telephone and cable television lines <br />that cross one or more lots to serve an adjacent lot. <br />It is apparent that meeting these criteria will in effect duplicate the ROW that is proposed for vacation. Wc <br />would not recommend approval unless all of these criteria arc met.
