B. <br />C. <br />D. <br />E. <br />F. <br />Registered Land Suney No. 617 was filed at the County on November <br />30, 1956 prior to the current standards for the development of residential <br />property within the LR-IB Zoning District. <br />There is no additional land adjacent to the propert>' to combine with the <br />parcel to create a conforming lot. <br />The new residence will meet all other required standards of the LR-IB <br />Zoning District and other pertinent sections of the zoning code. <br />The final approved grading plan has confirmed that the adjacent <br />residences will not be impacted by runofl' from the proposed residential <br />construction. <br />The City has received no verbal or wTitten objections to the proposed <br />residential construction from the adjacent property owners. <br />The width of the property is consistent with the width of the adjacent <br />properties in the surrounding neighborhood. <br />The City Council has considered this application including the findings and <br />recommendations of the Planning Commission, reports by City stall, comments <br />by the applicants and the effect of the proposed variance on the health, safety <br />and welfare of the community. <br />Tlie City Council finds that the conditions existing on this property are peculiar <br />to it and do not apply generally to oiher property in this ^.oning district; that <br />granting the variance would noi adversely affect traffic conditions, light, air nor <br />pose a fire hazard or other danger to neighboring property; would not merely <br />serve as a convenience to the applicants, but is necessary to alleviate a <br />demonstrable hardship or difficulty; is necessary to preserve a substantial <br />property right of the applicants; and would be in keeping with the spirit and <br />intent of the Zoning Code and Comprehensive Plan of the City. <br />Paue 2 of 6
